We utilize technology to generate our existing conditions of a building or site by laser scanning the context and converting it to a scalable file we can view virtually and import into our building modelling software. The data captured allows us to create existing conditions accurate up to 1/16th of an inch tolerance preventing field issues and inconsistencies throughout our design process. We can share the data with our consultants, such as engineers so they can utilize it to track functional characteristics or the building or site context.
Programming allows us to understand the client needs for their space. We use our in-house automated questionnaire and interview sheets to gather the most important data necessary for a successful design. These include headcounts, amenities, meeting spaces, supports spaces, etc... When possible, we physically observe how existing spaces are being utilized to incorporate successful process and improve gaps. This process happens in tandem with the document of existing conditions whether it’s an existing building or empty site.
Schematic Design documents are developed at a higher level than typical to include an in depth code review, detailed and dimensioned floor plans, finish plans, power plans, enlarged plans, and reflected ceiling plans. We always include 3D drawings and views, millwork & casework details, and specifications so that the project can be budgeted at this point. Long-lead items are identified and included in our documents at this stage to prevent schedule delays.
With the data & documents compiled from Programming, the Point Cloud Scan, and Schematic Design, the project value and budgeting can be managed at an earlier stage than typical. We review the documents closely with the client and construction manager at this stage so that cost estimating and design decisions happen at the front end of the process. This will prevent project delays and late surprises later in the process.
With early buy-in from the Schematic Design & Value Engineering phases, the next phase can move faster and can focus on developing important details, transitions, detailed engineering, and final finishes. More drawings, details, and rendered views with materials are added to our drawing set to further capture the design intent. There are no budget surprises and design-trigged schedule delays. In many projects, building and trade permits be filed for after completion of this phase to aid with the overall project schedule.
Decisions have been made from all prior phases, allowing the design team to process the information and finalize all coordination with our consultants to provide issued for construction documentation expeditiously. Virtual Reality renderings are provided to the client and contractor to aid with final costing and construction.
During construction, our architectural and engineering team attends weekly meetings virtually or physically to track the progress, review and correct issues, and guide any final changes necessary to the success of the project.
Project Success: By utilizing technology such as automated questionnaires, point cloud scans, 3D building modelling data, detailed design documents and virtual reality views early and often throughout the design process, our clients will find that there were no surprises with the final budget and product.
