One of the foundations of studioTROIKA’s collaboration approach is to ensure that everyone can take part in the design process, and we feel that our use of BIM plays a major role in successful outcomes for our clients. The studioTROIKA “team” includes not only architects and designers, but also the client, construction manager, and owner’s consultants.

We listen. As architects and designers, our role is to bring a vision of the design to the team. It is critical that this vision is founded on a solid foundation of our understanding of our client’s needs, as well as a clear understanding of the client’s brand. Client’s needs evolve, construction issues arise, and people sim-ply change their minds. We need to adapt the design over the course of the project and respond happily to this changing environment. To us, truly leading a team requires that kind of approach to project management. studioTROIKA takes a different approach to design. We listen first. While the studio is made up of talented and innovative architects and designers, we approach design with the mindset that we need to first clearly understand our client's objectives, and only then apply our experience, talent, and expertise to the project.

While existing conditions are in progress the design team begins programming. By utilizing our in-house questionnaires and interview sheets we gather the most important data necessary for a successful design such as people, needs, wants, and ideals. If possible we also physically observe how any existing space is being used by employees to identify successful processes and gaps for design improvement.

Point Cloud Scanning

To document existing conditions, a precise 3D scan of each space is conducted to produce an extremely accurate overall “view” of the project.

Building Information Modeling

Building Information Modeling (BIM) provides an environment for developing, designing and tracking the functional characteristics of a building. The resulting data supports design development and decision making. BIM provides visibility into 3D views, material costs and efficiency.

Fit Plan

Existing conditions, Programming, and Branding inform and create the Fit Plan. We are not making assumptions, but rather utilizing the gathered data to funnel us to multiple options for discussion with end-users. The options are hashed and refined over a few weeks to end with a fixed floor plan.

The construction and design schedule, put together by the construction team, is heavily influenced by the design team’s abilities to fast-track and take handle of certain phases.

Our process embraces a sustainable approach from the onset of each project. While some projects may not require or seek LEED certification, we take professional responsibility in studying indoor air quality, material selection related to life cycle costing, energy efficiency, and creative adaptive reuse. Sustainability serves as a building block in our brand’s foundation, rather than an afterthought.

Heavy Schematic Design

Detailed plans and 3D views along with an engineering Basis of Design allows the construction team to capture a true budgetary value, informing the client of what’s to come. Value engineering at this phase save time and effort down the road.

Virtual Reality

Photo realistic renderings and 360 VR renderings allow our clients to be immersed in the design with perspectives and virtual tools help to streamline the communication of design ideas.

Value Management

The design and construction team meet with the client to review the budget and establish baselines and areas of importance. Understanding the clients needs we strip back unnecessary overages, provide secondary options, and explore other avenues.

Design Development

Color-coded documents, rendered views and rendered floor plans allows a user with plenty or little construction experience to understand the documents comprehensively. Options are always given for consideration.

Construction Documents

Decisions have been made during the SD-DD phase, allowing the design team to process and fly during the CD phase. Permit and Bid sets can be quickly developed to meet any aggressive schedule.

Construction Administration

During construction our architectural and engineering team attends weekly meetings to track progress, review issues, and guide any last-minute changes necessary to project.
